Looking to Rent a Property?

Looking for a new home can be a stressful time. Visiting a property under the impression that it meets all your requirements, only to find it is nothing like what you have been led to believe.

With the need for rented property increasing at a rapid rate, Valley Lettings realise the importance of matching the right tenant to the right property.

By completing our application form we can gather a picture of your requirements and advise you of vacant properties within our portfolio.


Once a potential property has been found, we will arrange an accompanied viewing.
We will arrange viewings with you, the prospective tenants, at times that best suit you.


Once a property has been selected, you will be required to provide the following:

  • A completed Valley Lettings application form
  • Proof of Identification (Passport, Driving Licence or Birth Certificate)
  • Administration fee of £100 (non-refundable)
  • 2 References (employer and previous landlord)
  • A signed Guarantor form

At this point, Valley Lettings will carry out Credit Checks on potential tenants.


A deposit will be required at the start of the tenancy. This amount is usually equivalent to 1 months rent and is held to safeguard any damage to the property.
Valley lettings fully support the Tenancy Deposit Protection Scheme introduced April 2007. The scheme has been introduced to protect the tenants deposit so that any disputes that may arise at the end of the tenancy can be resolved by a Government appointed company.


Rents are paid on a calendar month basis. They are paid by Standing Order to Valley Lettings client account.
Rents are payable in advance, with the first months rent being paid prior to taking occupation of the property.


A photographic inventory will be taken before the tenancy begins. This will involve a complete list of all contents of the property, including gas and electric meter readings. The inventory will be signed by tenant and agent.
