The key to a successful and stress free ‘buy to Let’ venture is in finding the most suitable tenant. By establishing the type of tenant you require, we then match this to prospective tenants, who we obtain references and credit checks for.


We carry out an assessment of the property and indicate what we believe to be a realistic and achievable rent.
Rent payments are per calendar month and are paid by the tenants in advance, starting at the commencement of the tenancy.
Payments are made into our client account and then forwarded out to the landlord once cleared.


We require a deposit from all tenants equivalent to one calendar month rent to safeguard against damage.
All deposits taken are to comply with the Tenancy Deposit Protection introduced April 2007.


All new tenancies will be drawn up as an Assured Shorthold Tenancy Agreement for an initial period of 6 months. This can then be renewed every 6 months or continues to run on a month to month basis as a ‘Periodic’ Tenancy.


Prior to the commencement of tenancy, a full photographic inventory will be carried out.
The property will then be inspected on a regular basis to ensure the property is being kept in a suitable manner, internally and externally.


It is the landlords’ responsibility to have insurance in place for the building and any contents left in the property.
Upon request, competitive quotes can be obtained through specialist ‘buy to let’ insurance providers.


We strongly recommend that advice is taken from an accountant as the rental income is subject to tax

Gas Safety

One of the legal requirements when letting out a property is to have a Gas Safety Certificate. This must be carried out by a Corgi Registered Gas Engineer and is to be renewed annually.
As part of our service, we can arrange for this inspection to be undertaken.


When a property is let, the landlord has a legal obligation to certain maintenance issues. This includes the structure and exterior of the building and the proper working order of water, gas and electricity into the dwelling.
Any minor repairs up to the cost of £100 will be carried out.
For any large scale repairs we are able to provide you with quotations. These works will not be carried out without the landlords’ instruction.
